CASE STUDY: Former BT Exchange Demolition, Selly Park, Birmingham

Location & Overview

The project involved the structural demolition of the former BT Exchange, Birmingham. The site included:

  • 3 and 4-storey buildings with reinforced concrete frames and concrete-encased structural steelwork.

  • A single-level basement beneath the Pershore Road BT building.

  • Low-rise terrace shops and flats.

  • Existing boundary walls down to pavement level.

  • Full removal and disposal of all waste materials.


Project Details

In June 2022, Allclear Demolition was appointed as the Principal Contractor for this comprehensive demolition project. The scope included breaking out all slabs & foundations and processing site material into 6F2 for pile mat installation.


Key Challenges & Solutions

  • Preplanning:

    • Service Disconnections: Successfully identified and marked underground services before demolition.

    • Asbestos Surveys: Conducted and removed asbestos prior to structural demolition.

    • Sequencing: Established a methodical sequence of works to ensure smooth coordination of asbestos removal, soft stripping, and structural demolition.

  • Internal Soft Stripping:

    • Collaboration: Worked closely with licensed asbestos removal teams.

    • Efficiency: Ensured the removal of all non-structural materials in preparation for demolition.

  • Structural Demolition:

    • Equipment Utilization: Used 30-tonne and 20-tonne excavators with appropriate attachments for efficient demolition.

    • Party Wall Separation: Employed a remote BROKK breaker at rooftop level to create a break line, followed by a 30-tonne excavator with a high-reach attachment.

  • Considerate Construction:

    • Compliance: Met all requirements of the Considerate Construction scheme, including site visits and inspections, resulting in high scores.

  • Material Processing:

    • Crushing Operations: Began in early November 2022, using mobile jaw crushers to produce high-quality 6F2 aggregate.

    • Reuse: Utilized 6F2 material to create a multi-level pile mat, confirmed by satisfactory earthworks fill reports and pile mat tests.
